Designing a custom home can feel overwhelming, filled with confusion and uncertainty. Our team has the knowledge and expertise to guide you through the process, making it more simplistic and straight-forward.
Design Timeline
Consult
We start with a personalized consultation to discuss your vision and project goals. Share your ideas, inspiration and any specific styles or photos you may have—this helps us understand your lifestyle and tailor a design that fits you. From there, we’ll provide a estimate based on your project’s unique requirements.
Design Agreement
Once we've discussed your project, we define the scope, including services, costs and timeline. This ensures clarity and alignment, so we’re on the same page before moving forward.
Concept Design
The initial design is crafted based on the style and features we've discussed. We take your ideas and translate them into paper form. Think of this as the 'rough draft' of your home, shaped by everything you’ve shared so far. From there, we send you the initial concept design and get your feedback.
Revisions
We refine the design based on your feedback, providing updated plans that reflect your vision. This collaborative process allows us to adjust the layout and elevation until you’re satisfied with the design.
If your plan includes 3D renderings, these will be provided once the design is finalized. The renderings offer a realistic preview of the exterior of your home, ensuring the concept aligns with your expectations and helping to avoid costly changes during construction.
Bid Set
Once you're happy with the design and exterior elevation, we'll provide a bid set that you'll review with your builder. After you review this with your builder, we will make the changes need to help your custom home stay within your budget. Once the changes to your home are approved, we will provide final plans.
Final Plans
You’ll receive construction-ready plans that include all final revisions, meet current code and ensure a smooth approval process for builders and trade professionals.

The design process can take weeks to months depending on where you are in the process. If you have an idea or concept of your home in mind, we can draft your home faster versus designing from a blank canvas, to then get to the drafting and code compliance.

We help you in getting your home construction ready for your builder and/or your interior designer. That is why we recommend bringing them into the design process early. That relationship built during the design phase helps to ensure that the stage is set for a successful construction process. We have long standing relationships with many builders and interior designers in Central Iowa. We value our builder and designer relationships and will communicate your design with them when questions arise.
